Before Listing Your Home For Short Sale – Get A Home Inspection

Selling your home as a short sale will take some work, especially with the amount of competition for homes in the Phoenix area.

In today’s 2010 competitive market, you want to make sure you have an edge by making sure your home is ready sell from a physical standpoint.

A smart way to go about this is to hire your own home inspector long before you put your home on the market. The home inspection will give you a list of the items that you need to fix that could kill your deal with the home buyer.

Buyers usually hire home inspectors to determine the property’s condition before deciding to purchase, and a poor result on the inspection can kill your short sale request. Knowing what the inspector will look for during the inspection can help you get your house in top shape and ready to sell before you start showing prospective home buyers your home.

  • Wiring – Fires can be caused by faulty electrical wiring. If you have had repairs done by an unqualified contractor or even done the job yourself, the results may be inadequate overload protection or improperly connected wires, which could show up in the home inspection and might cause the buyer to back out.
  • Roofing – The inspector usually checks your roof for damage and leaks.   • Drainage – Improper drainage can cause a lot of problems. To check your drainage, observe the flow of water during a rainstorm. If water is running down a window or the side of your house, then you might need to realign or repair damaged gutters or other drainage systems.
  • Chipping paint – and broken fixtures and cracks are signs to a home inspector and a potential buyer that your house may be neglected.

Once a year, try to go around your house and check all aspects for damage and possible repairs.

If you don’t have the knowledge to do your own inspection, then have your house thoroughly checked by an inspector every 3 to 5 years.
